HANOVER TOWNSHIP, LEHIGH COUNTY
ZONING NOTICE

March 25, 2010
7:00 P.M.

Notice is hereby given that the Zoning Hearing Board of Hanover Township.

Lehigh County, will meet in the Township Building, 2202 Grove Road, Allentown, Pennsylvania 18109 on Thursday, March 25, 2010, at 7:00 P.M., for the purpose of
Hearing the following Appeal:

1. Appeal No. 2010-1, A.C. Moore, Inc., 926 Airport Center Drive, Allentown, PA 18109 hereby requests a variance relating to signage from the requirements of Section Z-707(1) (C)(2) of the Hanover Township Zoning Ordinance. The property is located in the Airport Center Shopping Center. Applicant proposes signage on the rear of the building of 210.28 s.f. in addition to existing front building signage of 263 s.f. (300 s.f. total allowed). The property in question is situated in the Planned Commercial (PC) Zoning District. Deb: The Hearing is the same date and time as Appeal 2010-2.

The property in question is located at 100 Cascade Drive, Allentown, PA 18109 in a Planned Industrial Office (PIO) Zoning District. Applicant proposes to establish an indoor mall, food court, and warehouse on the property.

2. Appeal No. 2010-2, Brosis, L.P., 100 Cascade Drive, Allentown, PA 18109h ereby requests an Interpretation by the Hanover Township Zoning Hearing Board with respect to the Applicant’s proposed indoor mall, etc., constituting a shopping center under the Ordinance. Should said indoor mall not be considered a shopping center, then Applicant requests a variance from the parking requirements for retail sales and businesses as set forth in Section Z-600(E) (4) of the Zoning Ordinance. Additionally, Applicant requests a variance for the use from the requirements of Section Z-402.5 of the Zoning Ordinance.

The property in question is located at 100 Cascade Drive, Allentown, PA 18109 in a Planned Industrial Office (PIO) Zoning District. Applicant proposes to establish an indoor mall, food court, and warehouse on the property.

3. Appeal No. 2010-3, Dillon Floral Corporation, 874 Marcon Boulevard, Allentown, PA 18109 hereby requests an Interpretation of the Hanover Township Zoning Ordinance with respect to the parking requirements set forth in Section Z-600(C) (5). Additionally, Applicant requests a Special
Exception to the Zoning Ordinance in accordance with Sections Z-402(5) (C)(3), Z-1102, and Z-1404(2), as well as variance, if necessary, from the parking requirements set forth in Section Z-600(C) (5).

The property in question is located at 874 Marcon Boulevard, Allentown, PA 18109 in a Planned Industrial Office (PIO) Zoning District. Applicant proposes to utilize the property for an indoor recreational facility; namely, laser tag.

4. Appeal No. 2010-4, Ronald & Ruby Bauer, 1973 Pennsylvania Avenue, Allentown, PA 18109 hereby requests a variance relating to signage from the requirements of Section Z-706(1) (B) and Section Z-709 of the Hanover Township Zoning Ordinance .

5. Appeal No. 2010-5, CTS Properties, 1540 East Race Street, Allentown, PA 18109 hereby requests a variance relating to use from the requirements of Z-402(5) of the Hanover Township Zoning Ordinance.

The property in question is located at 1540 East Race Street, Allentown, PA 18109 in a Planned Industrial Office (PIO) Zoning District. Applicant proposes to establish an automobile rental business as a business or professional service use or other use as determined applicable by the Zoning Hearing Board.

ALL APPLICANTS MUST APPEAR AT THIS HEARING.

All persons interested or those desiring to protest may appear and be heard.

Copies of the above-noted plans, applications, and supporting documents are available for public inspection at the Township Municipal Building during normal business hours.
